Our key team members have purchased literally thousands of single family homes at foreclosure auctions in southern California over the last twenty five (25) years, repaired them as needed, and then re-sold them for a profit. In the current economic climate, with disclosure that past performance can not guarantee future results, our team has consistently maintained outstanding double-digit returns for *investors by doing this.

Our goal is to buy foreclosures approximately 30% to 40% below their 30 day re-sale value. We fix up the ones we buy as may be needed and typically re-sell them within a very short time period for significant profits.

Equity Plus Interest – First Trust Deed Secured
We typically pool *investor funds in a limited liability company and then advance those funds to our sister company for use in buying the houses at foreclosure auctions. Our Company then gets a first trust deed secured note on each house which will typically have both a double-digit interest rate and significant equity participation in profits on re-sale. The best of both worlds!

Preferred Returns – Quarterly Distributions
When we have *investment offerings available they will usually have a stated double-digit preferred return with quarterly cash distributions. That means investors get paid first, before management can share in any profits. This approach expresses our confidence in what we do.
